More than 100 AEC professionals attended SMPS DC's fourth annual Construction 101 event at HITT Contracting on August 16, featuring panelists Sarah Forrest, Chief Estimator at Hensel Phelps; Josh Foreso, Vice President at HITT Contracting; and Zach Coffey, Superintendent at Gilbane.

With more than 20 years of estimating experience, Sarah kicked off the event with a discussion of contract types. Design-bid-build contract types are generally the most popular, but because every market is different, CM-at-Risk and design-build contracts are also often used. In the DC market, for example, speed to market is very important and can influence the contract type.

Josh discussed the timeline of construction and emphasized that the construction schedule should be a living, breathing document that is updated often. He then spoke about the roles of key players, including the owner, architect, and subcontractors; according to Josh, without key subcontractors, the work couldn’t get done.

Finally, Zach led a discussion on major building elements, such as structure, finishes, and MEP. As a LEED AP, Zach also touched on the importance of green buildings in today’s world – did you know buildings in the US consume 65% of electricity?

To wrap up the day, the panelists led a Q&A session, discussing everything from the scarcity of skilled tradesmen to the influence of millennials at today’s construction firms.
